If you have not yet decided on a site, we will advise you on site selection.
First Meeting
We will meet in person to discuss your needs, land, and lifestyle.
If you have already decided on a site, please bring survey drawings and other materials you have.
Proposal of basic plan (production period: approx. 1 month)
If you understand our concept and like it, we will accept the basic planning. (50,000 yen- including tax)
We will ask you to fill out a request sheet.
We will conduct a site survey to confirm the surrounding environment of the site and related regulations.
In the case of renovation, we will survey the existing building, so it will take longer than for a new building.
Implementation Design (production period: approx. 2 months)
If the client is satisfied with the basic plan, a design and supervision contract is concluded, and we proceed to the implementation design work.
Based on the basic plan, we hold repeated meetings to determine the specifications.
Lighting plans, switch positions, furniture, and many other things are involved.
Estimate and construction contract (adjustment period: approx. 1 month)
We will request an estimate from the construction company based on the execution drawings, and adjust the specifications according to your budget.
After deciding on a construction company, you will sign a construction contract directly with the construction company.
We will also apply for building permits and other notifications and applications related to the building at the same time.
Start of construction → On-site supervision (construction period: approx. 4 months – depending on scale)
Construction finally begins. We supervise whether the construction is being carried out according to the drawings.
Details will be decided at on-site meetings with the construction company.
Progress will be reported by e-mail. We will also have several confirmation meetings on site.
When an interim inspection is required by the government, we will prepare documents and attend the inspection.
Completion and delivery
We will prepare documents and be present at the completion inspections and other inspections conducted by the government.
After all construction and inspections are complete, the construction company will hand over the keys and explain about the equipment and maintenance of each part of the building.

Follow-up Services
We will conduct an inspection with the construction company approximately one year after delivery to check for any defects.

実施設計（制作期間 約2ヶ月）
基本プランが気に入っていただけましたら、設計監理契約を締結させていただき、実施設計業務に進みます。
基本プランをもとに打合せを重ね、仕様を決定して行きます。
照明計画、スイッチの位置、造作家具など様々なことがあります。

見積もり・工事契約（調整期間 約1ヶ月）
実施図面をもとに工務店への見積もりを依頼し、ご予算に合わせた仕様の調整を行っていきます。
施工業者の決定後、施工会社との工事契約を直接結んで頂きます。
建築確認申請や、その建物に関わる届出や申請も同時に行います。

着工→現場監理（工期 約4ヶ月～規模によります）
いよいよ着工です。工事が図面通りに行われているか監理します。
詳細な部分は、工務店と現場打合せをして決定していきます。
メールなどで進捗を報告します。現地で何度か確認打合せも行います。
行政による中間検査が行われる時は書類を作成し、検査に立ち会います。

竣工・お引き渡し
行政による完了検査等が行われる際は書類を作成し、検査に立ち会います。
設計完了検査、施主検査を実施し、すべての工事・検査が終わりましたら、
工務店よりカギの受け渡しと設備機器、各部メンテナンスについてご説明を行い、お引き渡しとなります。
